A recent water link in an upstairs apartment caused the need for some of the repair work to happen inside my unit bathroom. While no repairs are ever fun, I was blown away by the professionalism and efficiency by Rene and his team. Rene made it a point to communicate with me daily, providing updates on the different phases of the work and the plan moving forward. After everything was completed (including a side request I made for additional repairs) he then had my apartment cleaned! I cannot say enough positive things about Rene and the team he leads.
Great property. Maintenance staff is professional and courteous. Had an issue with my garage door opener. Rene took it upon himself to diagnose and replace the faulty unit. The response time was super fast. Keep up the good work guys.
I love this community and staff. We currently had an issue in the apartment that unfortunately had us out for five days and the staff was amazing Rene who is the head of the maintenance team went above and beyond for us he had our apartment looking better than it did when we moved in. I’m so thankful to have someone like Rene in our community that takes pride in everything he does. Thanks again we are so grateful.
The property is well kept and the staff has been friendly. Ashley in the office was really helpful and the maintenance helped me navigate the property while I was on my tour. It was nice to meet everybody and I’m excited to hopefully move in early next year!

This place is cool, Ashley, Kim, Jose and Rene are the reason this place runs. It's paradise here they keep the property up and the community clean. I've lived here a year. It's the best place in Camarillo. Don't rent anywhere else. I love this place.
Revised Review:
After relocating from Avalon Camarillo (AC), we settled into a two-bedroom townhome apartment, where the combined water, sewer, and trash expenses have averaged $45 to $54 over the past six months. This is notably lower than the $75 we used to pay for a one-bedroom unit at Avalon Camarillo. Other reviewers have suggested that the bills at AC might have been divided based on the entire building's usage rather than individual households, leading to the observed difference.
Here is our unbiased review after residing here for over a month. We also have friends from two families who still reside here and share their positive experiences:
The Good:
1. The community grounds are impeccably maintained, and there's a city park just a 2-minute walk away, which is dog-friendly (on a leash).
2. The staff members are friendly, professional, and eager to assist with any issues.
3. The units are clean and well-maintained and feature ample storage space in the kitchen. The walk-in closet in the one-bedroom unit is particularly spacious.
4. The well-maintained full-size swimming pool and available grills are great amenities. The jacuzzi is a nice addition, though some tenants have been observed using it as a bubble bath.
5. With four different floor plans, residents can find a unit that suits their needs. However, it's best to call for accurate availability information, as the website may not always be up-to-date.
6. The property offers a 30-day trial period, allowing residents to break the lease without a two-month fee if they decide to move within the first month.
7. Convenient access to 101 north ramps via Flynn Rd and 101 south via Santa Barbara Rd, both just a short drive away.
8. Overall, the property is pet-friendly, despite some limitations.
9. The clubhouse can be reserved for private parties, adding to the community's amenities.
10. Each unit comes with a garage, which is a valuable feature.
Potential Concerns:
Based on our experience during our stay, we've outlined the following points:
1. Rail noise is a noticeable issue, particularly for buildings 5&6 or 7, as they are located near the tracks. Frequent cargo trains and Amtrak passages with loud horns and vibrations occur, especially on busy days.
2. Noise from neighboring apartments, particularly creaky floors, and roofs, can be bothersome. Having a young child in the unit may further exacerbate this issue.
3. Noise and vibrations from the garages underneath the units can also be annoying.
4. While a single parking spot is provided for free, an additional spot will cost either $55 (for a parking lot) or $120 (for a garage).
Minor Points:
1. The community's paved asphalt driveways are nice, but they can become less pet-friendly after being in the sun for a while.
2. The grounds mainly consist of mulch rather than grassy areas, which might not be ideal for puppies' daily routines.
3. There may be a cleaning fee of $100 or $125 upon moving out, and it would be preferable to have a more transparent process during lease signing.
In summary, this is a pleasant community with a professional management team and attractive amenities included in the rent. However, prospective tenants with pets should consider the noise and lack of grassy areas. Selecting a unit based on privacy preferences and noise tolerance is recommended, with top-floor units being a favorable option. Remember that the rent for two-bedroom apartments has reportedly increased significantly in the past two years.
